Plans for large housing development at Kergilliack Road

A decision was made today on proposals for a large housing development on Kergilliack Road.
The plans for 37 dwellings were given approval with conditions with the proposal being delivered as a 100% affordable housing development.
20 are to be delivered as social rent units. These dwellings consist of:
6x 1 bedroom flats
8x 2 bedroom houses5x 3 bedroom houses
1x 4 bedroom house 17 of the units are to be delivered as shared ownership. These dwellings consist of: 7x 2 bedroom houses10x 3 bedroom houses
The site has historically been used as an agricultural field largely for grass production, however, due to its size and shape the planners deemed the production value "limited."
On land to the east a new residential development of 104 dwellings
has already recently been constructed. The site is to be accessed directly off Kergilliack Road, the access point will provide vehicular and pedestrian access to the site. As part of the new access a new pedestrian footpath is to be provided on the opposite side of Kergilliack Road. "We are confident that a scheme of 37 high-quality affordable dwellings offered could be accommodated on the site withoutimpacting detrimentally upon the amenities of neighbouring occupiers or harming the character of the area, adding valuable affordable housing stock to the area," concluded Coastline Housing.
The plans were approved by Cornwall Council's planning committee today with conditions, among them, no new openings shall be added to the east elevation, this is to protect the privacy of occupants of the dwellings in the neighbouring estate.
The existing access to the site shall be permanently and effectively stopped-up and infilled with Cornish hedge - in the interests of highway safety.
Budock Parish Council said:
"Budock Parish Council supports the overall design and layout of the proposed site, and support the aim to provide a mixture of affordable homes for locals in an area where property values are relatively high, this also meets the aims of NDP which is now well advanced and is carrying greater weight."
The application received only one comment to oppose the development, noting:
- Loss of a number of established trees.
- Inadequate access.
- Inadequate highways safety - Kergilliack Road already too narrow for two way traffic.
- Loss of ecological habitats
- Inadequate servicing.
- Increase to flood risk. Foundations will cause water-logging beyond what is already an issue.
- Traffic generation up and down Hill Head which is already an extremely dangerous road.
