Falmouth: Approval to redevelop Hooked on the Rocks

The green light has been given to build a new restaurant and apartments at Hooked on the Rocks in Swanpool.

In April, Falmouth Town Council's planning committee gave their support for plans to redevelop Hooked on the Rocks - after previous applications were rejected.

Conditional approval was granted by Cornwall Council this week.

The redevelopment involves the demolition of the single-storey building on Swanpool Road and replacing it with a two-storey building consisting of a new restaurant and apartment.

The applicants say that the redevelopment will make the restaurant "fit for the future" after a reduction in revenue from the covid pandemic, they're aiming to make better use of the space within a building with lower operating costs, using less energy to heat the building.

"The proprietors intend to use a reduction in costs and a revival of business turnover to enable them to retain more staff and to have a less seasonal pattern of business, with an aspiration to meet customer demand throughout the year," the application reads.

There is also a lack of storage space in the building with more cleaning materials becoming a necessity for businesses. Building a small office will enable the owners to operate a more effective booking system and improve record keeping.

By building an apartment on the first floor the applicants hope to diversify the income stream from the existing restaurant site. This could be through rental, long-term letting, or holiday occupancy.

Some of the conditions on the decision notice include construction taking place between certain hours (8am-6pm Monday to Friday, 9am-1pm on Saturdays, and no work on Sundays or Bank Holidays), a parking area laid out and constructed before the development is brought into use, a timetable being submitted, and details of drainage schemes, numerous other conditions were included.
