Revised Falmouth Sheldon House application dismissed - new designs deemed a 'dog's dinner'

Plans for apartments at Sheldon House, Sea View Road, have been knocked back again by the Falmouth Town Council planning committee.

The plans were unanimously refused by the committee following concerns over the height, the roofs and the overall designs of the apartments.

Cornwall Council refused the proposal for 34 apartments last year, which has now been reduced to 28.

The applicants, Investin Sheldon Falmouth Developments proposed to lower the height of the roofs by losing a block on one part of the building and adding it to another.

Following the previous refusal, Tom Wright, the developers agent told the committee how they had gone away and discussed with the conservation officer to create new designs.

Mr Wright said:

"Through this close engagement with the planning officer, we have refined this proposal we have just redistributed the height."

However, councillors were not pleased with the designs with two committee members calling it a "dog's dinner" of an application.

"I would propose refusal I don't think it is any lower than it was last time," Councillor Eva said.

There were concerns across the board over the mix of flat and pitched roofs, "it just doesn't work," a councillor commented.

The application was refused on the grounds of height and the design is still not pleasing the committee.

Councillor Spargo added:

"What we have ended up with here is a bit of a dogs dinner, the height issue is always the one I am most concerned about."

Following the refusal, it is expected there will be improved designs resubmitted.

Councillor Eva commented:

"They've put a pitched roof and the height is back. All they have done is move it back one floor. As far as I am concerned it is still five and it is as high as five."
