Falmouth: Additional security needed at the Fitzroy as residents targeted with abuse

Work continues on The Fitzroy Falmouth with plans for a timber fence to ensure residents' safety and privacy.

The Fitzroy was previously a hotel (The Madeira) and is now a retirement living development.

As reported in February, work was halted on the retirement development after Midas went into administration.

Major issues with the building meant that residents had to be relocated. However, the developer confirmed this is currently being replaced.

The new application seeks permission for changes to the agreed plans, saying: "The owner has been advised that the residents were always underwhelmed by the approved landscaping scheme. As a consequence, the applicant has re-designed a landscaping scheme, which has now been accepted through consultation with the residents at The Fitzroy."

The variations include:

  • The retention of a new vehicular access (used infrequently for maintenance vehicles) in order to provide for access to the front elevation of the building for maintenance of the building. The intent of this access will facilitate access for rare occasions when significant work to re-decorate or replace/reglazing is required. This will also enable Mobile Elevated Working Platforms (MEWP) or similar to be brought onto the site. It should be noted that this was not provided for in the original scheme. This provision reduces the potential requirement for scaffold in the future and thereby serves to allow a greater prospect of the landscaping developing to full maturity this time.
  • The addition of a low timber fence over the exiting external boundary of the garden enables privacy for the residents and for security purposes.
  • The residents are overlooked by users of the footpath and have been subject to abuse and threats of theft. The applicant has therefore responded to the residents' concern and has introduced the addition of a 500mm natural timber fence over the 1.2m high boundary wall.
  • The application is based upon health and safety issues for the residents.

The application concludes: "Ultimately, we propose a sensitively designed development in this case which takes account of the important national and international land designations together with the local vernacular whilst providing a safe and accessible access-way for vehicles maintaining the property for the future and for the residents who ask for privacy."
