Plans for family homes on former Lamanva bus depot

Early plans have been presented to build family homes on a former bus depot in Lamanva, near Budock.
Submitted by C Coade Architectural Design, on behalf of Mr R Mann, is a pre-application to redevelop land that was previously used as a storage yard and depot.
The development would see 5 new dwellings built - making up 4 bedroom family units.
The application reads:
"By utilising a previously developed site to deliver family dwelling units, in a sustainable location, the proposals are considered highly appropriate. As a result, proposals will reduce the need for the
construction of dwellings outside of existing settlements to meet the recognised housing demand." The site is deemed to be sustainably located and in close proximity and easy walking distance to bus stops supporting sustainable methods of travel. Sufficient parking provisions would be provided for each new dwelling unit comprising garages and driveway parking areas. As part of road widening works, pavements will be provided to assist pedestrian accesses to the dwellings – supporting safe access and an easier route to the nearby bus stops. The application continues: "The existing site is used for commercial purposes and as such would not be considered of high environmental value. Further, by maximising the site for residential accommodation, the proposalwill benefit the local housing stock and reduce pressure for dwellings of such scale within the local vicinity and greenfield sites."
Nigel Brabyn, Cornwall Council's Senior Development Officer commented on the application, saying:
"In conclusion, it is the opinion of the Local Planning Authority that an affordable led housing scheme meeting the needs of local people can be supported on this site.
"Any deviation from an affordable housing led scheme on this site would have to be fully justified, but would still be in conflict with the policies."
