Planning permission has been granted for a house to be demolished and replaced with two new homes.

Cornwall Council's central sub-area planning committee approved the plans which had been submitted by Dan Thompson.

The development is for a site off Passage Hill, Mylor Bridge and will replace the existing bungalow with two, two-storey, four-bedroom homes.

Planning officers had recommended the plans for approval but they went to committee as local Cornwall councillor John Symons felt it was overdevelopment of the site.

Councillors heard that there was already planning permission in place to build a single home in the garden of the existing property.

Planning officers felt that the size of the plot would allow each home to have adequate garden space and space for parking.

Mylor parish councillor David Lansdowne said that it objected to the plans because it was concerned it would be overdevelopment and out of keeping with the character of the area.

He said that the parish council had supported the previous planning application because it left the existing bungalow "untouched."

Cllr Lansdowne also suggested that if approval was given then there could be plans for additional properties.

He added: "This development has all the hallmarks of speculative development. The original plans were for five very urbanised houses."

Cornwall councillor John Symons added: "These new dwellings are being shoehorned into this garden leading to a huge loss of space.

"Mylor is a rural parish and this area has been the victim of planning applications with two large extensions and 12 new dwellings. If this application is approved today it will make 14 – this is urbanisation of a rural parish."

Committee member Alan Jewell said that he was concerned about the proposed development and said it was "one too many" and did not think the design was in keeping with the area.

However Joanna Kenny said that she could see "no good planning reason for turning this down".

Chris Batters agreed and proposed that it should be approved as recommended by planning officers. The motion was seconded by Carol Mould.

The committee approved the application with eight votes in favour and four against.
