A site on Old High Street, Britons Slip, a former sailing school and then the property of Captain Richard Cuckson, has been listed for sale at a guide price of £3.5 million.

The property, listed yesterday, includes a detached 4/5 bedroom house and a self-contained two-bedroom apartment at lower ground floor level together with a studio and utility room accessed from the main house.

Being sold by Jonathan Cunliffe, the property comes with an indoor heated pool sauna, a pontoon with deep water access, a garden studio and a private slipway.

Immediately behind Britons Slip, and occupying the space between the house and the High Street above is the freehold commercial retail premises at 39 High Street (the disused building next to Hillbilly's Bar).

Formerly a ship chandler and interior design studio, drawings have been prepared for a proposed redevelopment of the current building to include apartments, offices and retail. (Planning consent has not yet been sought for this scheme).

The listing reads:

"Discerning purchasers with sailing interests at heart could not fail to be impressed by the spectacular waterside position with magnificent views across Falmouth's inner harbour and the considerable attraction of a private slipway with an 'L' shaped pontoon.

Britons Slip was a historic warehouse used by Packet Ships that made Falmouth the second most important port in England in the 17th and 18th centuries.

The property has since had various marine-related uses, including the production of motor torpedo boats in World War II, pleasure craft building, a ship chandlery and most recently a sailing school.

The house was converted to its current format in 1987 by Captain Richard Cuckson, the then captain of the 281ft superyacht Nabila owned by Adnan Khashoggi, one of the richest men in the world at the time.

Britons Slip has been in current ownership since 2005.
