Plans have been presented to redevelop a "scruffy piece of land" into a block of apartments just off from Church Street, Falmouth.

An application prepared by Cornwall Planning Group on behalf of Mr & Mrs Fletcher outlines plans to build a black comprising of 4 high-quality apartments with bike storage and associated landscaping.

The proposal seeks the demolition of an existing block structure on the site and the construction of a two-and-a-half-storey L-shaped building to accommodate four residential apartments.

If viewed from the west, the proposed building appears as three storeys, two dormers with balconies set back from the projecting roof.

A glazed projecting cross gable is proposed with the overhanging roof, comprising a larger terrace on the first and ground floors, to maximise light and living space.

A hipped roof form is proposed on the eastern elevation with sensitive roof lights to maximise light to internal spaces.

No windows are proposed on the rear elevation to avoid overlooking or the potential for noise/disturbance to existing residents.

A Cornwall Council committee report previously regarded the site as a "scruffy piece of land" - following the most recent application.

Internally, the building would comprise of four apartments, flats 1 and 2 on the lower ground floor comprising 1 bedroom apartments with a floor area of 45sqm. Flats 3 and 4 comprise 2 bedrooms and an open plan dining/kitchen and living spaces.

The applicant concludes:

"It has been determined that the site is in a sustainable location, where the principle of a form of residential development has been accepted.

"The proposal seeks approval for the construction of a well-designed residential flat building comprising four high-quality apartments that will add to this housing supply of this form of highly sought after dwellings in this town centre location.

"The proposal will result in a sustainable form of development that will make the most efficient use of the land."
