Controversial 118 bed student block in Falmouth goes on the market for over £11 million

A controversial student block in Falmouth has gone up for sale at a price of £11 million.

The former site of the Rosslyn Hotel, Kimberley Park Road, has gone on the market as an investment opportunity comprising of 118 bed spaces.

The development has caused some debate in the town, with the developer recently seeking a change to the previously agreed 24-hour onsite management - which was withdrawn.

Ever since planning was given the go ahead in 2018, residents have been voicing concerns with the volume of student developments popping up in the town - with some even being forced out of the town as numbers increase.

The freehold of the building is now being offered in excess of £11 million through Allsop, an independent property consultancy business based in London.

If bought, the operational expenditure would be £252,852 (£2,143 per bed), total gross rent would be £894,131. The operating income would be an estimated £641,279.
