Advice given ahead of revised application for North Parade development

Cornwall Council's planning officer has provided thoughts on the development of North Parade as "considerably better".

Plans to demolish an existing building and build 7 dwellings were withdrawn in January after the response from consultations and the case officer.

Overall, it has been proposed to reduce the scheme from 7 dwellings to 5, the height and massing reduced and parking arrangements amended.

Speaking on the pre-application, the planning officer commented;

"Attention has been paid to the scale, density, height and massing, dominance of parking and lack of visibility, lack of amenity areas, and lack of soft landscaping."

However, the planning officer did want a further reduction to 4 dwellings, adding:

"The overall design theme is considered to be acceptable. This area is undergoing significant change, where not one building style prevails.

"Officers would find it difficult to refuse the application, given the changing character of the area. Notwithstanding this, I still consider that this application is likely to receive significant public opposition from both the local members and the Town Council, which is ultimately likely to result in a committee decision."
